THE GOOD FAITH STANDARD

Speed without avoidable ambiguity.

Our process is designed to identify the decisive facts early: borrower entity, property, basis, leverage, scope, experience, title, liquidity and exit strategy.

Review borrower criteria
01

Clarity before commitment

Preliminary terms remain conditional until documentation, valuation, title and underwriting are complete.

02

Asset and exit discipline

We focus on defensible value, realistic budgets and a repayment plan that can withstand execution risk.

03

Business-purpose guardrails

Borrowers certify a commercial or investment use. Consumer and owner-occupied primary-residence requests are not accepted.

04

State-aware execution

Structure and availability are reviewed against applicable licensing, disclosure and transaction requirements.

FROM SCENARIO TO CLOSING

A focused four-step process.

Complete information improves speed. Complex transactions may require additional diligence and third-party reports.

1

Submit the deal

Provide entity, collateral, requested amount, use of proceeds, budget, experience and exit strategy.

2

Receive initial feedback

We evaluate fit, identify missing facts and, where appropriate, issue a preliminary financing structure.

3

Complete diligence

Deliver entity documents, title, valuation, insurance, budget, liquidity evidence and transaction-specific items.

4

Document and close

Approved transactions move to legal documentation, final conditions, funding authorization and closing.

A STRONGER FIT

Transactions with a clear business case.

  • Borrower is an active corporation, LLC, partnership or other eligible entity
  • Property is non-owner-occupied and used for investment or commercial purposes
  • Purchase basis and requested leverage are supported by the collateral
  • Renovation or construction scope is documented and executable
  • Repayment strategy is specific: sale, refinance, stabilization or other credible exit
  • Sponsor can document liquidity, experience and required equity
NOT OFFERED THROUGH THIS SITE

Consumer-purpose financing.

  • Primary residence or owner-occupied home loans
  • Personal, family or household-purpose loans
  • Unsecured personal credit or credit-repair products
  • Loans to individuals without an eligible borrowing entity
  • Guaranteed approvals or financing without underwriting

Some mixed-use, residential or individual-guarantor scenarios require legal and compliance review before they can be considered.

FREQUENTLY ASKED QUESTIONS

What borrowers should know before applying.

These answers are general. Final requirements and terms are transaction-specific.

Do you lend to individuals?

The borrowing party generally must be an eligible business entity. Individual owners, principals or guarantors may still be required to provide guarantees and underwriting information.

Do you lend on owner-occupied homes?

No. This website is limited to business-purpose and investment-property financing. It is not a consumer mortgage application portal.

Are you available in every state?

Transactions may be evaluated nationwide, but specific products are offered only where the structure, licensing, disclosures, property and capital source permit. Not every product is available in every jurisdiction.

How fast can a loan close?

Timing depends on the completeness of the submission, title, valuation, insurance, entity documents, construction diligence, legal requirements and final approval. No closing timeline is guaranteed.

What should I submit first?

Start with the property address, state, purchase price or current debt, requested loan amount, renovation budget, estimated value, borrower experience, entity name, required closing date and exit strategy.
